Ground Floor
Two bedrooms and a kitchen (88 m²).
- Bedrooms (25 m² and 14.5 m²) each include a sink, shower, and toilet. Both bedrooms have double beds and built-in wardrobes.
- The kitchen is a modern open-space design (30 m²) with a kitchen counter (without appliances), a sink, and a basic faucet. Cooking is planned to be electric.
Upper Floor
Bedroom (59 m²) and a terrace with a view.
- The bedroom, with an en-suite bathroom and toilet, occupies the entire upper floor. It includes built-in wardrobes and a double bed. The bathroom has a sink, shower, and toilet.
- The terrace is partially covered with a roof, features a railing, and has no additional furnishings.
Additional Features
- Each room is air-conditioned and fitted with standard windows according to the specifications above.
- Wooden doors with basic hardware.
- A 5 x 3 m swimming pool is included in the price.
- The property comes with a 5-year warranty. If a property management company provides maintenance, the warranty extends to 10 years.
- The villa is built using prefabricated construction materials by a local company. Construction supervision is carried out by the Technical Director of 168NICHE INVEST LIMITED.

Customization Options
We recommend adding the following items to enhance the functionality and comfort of your property: furniture, alarm system, security cameras, washing machine, dishwasher, stove, and TV.
The fence height will be 2 meters. The garden will have a basic grass layout, but for added comfort, we recommend planting palm trees.
The following elements can be modified in the project, and if not already included in the description above, they can also be added:
- Door and window handles
- Showerheads
- Kitchen and bathroom faucets
- Cabinets in the bathroom and bedrooms
- Sofas and coffee tables in bedrooms and/or the kitchen
- Dining table and chairs for the kitchen or terrace
- Pool size in the garden
- Paving around the pool and the house entrance
- Trees in the garden
- Railings on the stairs and terrace
The project allows only a standardized house design, and no structural changes to its appearance can be made. Likewise, modifications to the specifications of prefabricated materials are not possible. The construction uses high-quality, locally tested materials to ensure durability and reliability.
However, customization is possible in the interior equipment, which is essential for the comfortable use of the property (e.g., kitchen appliances).
